One of the most common questions we hear from Central Florida homeowners and contractors is whether they need a permit to rent a dumpster. The short answer: if the dumpster sits on your own private property — your driveway, side yard, or a job site you control — you almost never need a permit. If the dumpster needs to go on a public street, sidewalk, or city right-of-way, a permit is usually required.
This guide covers the dumpster permit rules for Orlando and the surrounding Central Florida communities where Coast to Coast Disposal provides service.
The General Rule: Private Property vs. Public Right-of-Way

Across Florida, the distinction that determines whether you need a dumpster permit is simple: private property placement does not require a city permit, while public property placement does. Public property includes city streets, sidewalks, alleys, and the right-of-way strip between your property line and the street — which is often wider than people realize [1].
Because the vast majority of residential dumpster rentals are placed on driveways, most homeowners will not need a permit at all. However, situations where a driveway is too short, too narrow, or has an HOA restriction may require street placement — and that is where permit requirements come into play.

Tips to Avoid Needing a Permit
Use your driveway. The simplest way to avoid a permit is to place the dumpster on your own driveway. Most standard driveways can accommodate a 10 or 20 yard container. Longer driveways can handle 30 and 40 yard containers. Our trucks need approximately 60 feet of straight-line access and 23 feet of vertical clearance.
Protect your driveway surface. If you are concerned about damage to your driveway, ask your hauler to place plywood boards under the container. Coast to Coast Disposal drivers are trained to place containers carefully and can accommodate surface protection requests.
Check your HOA rules. Some homeowners associations have their own restrictions on dumpster placement — including time limits, size restrictions, or requirements for screening. Check with your HOA before scheduling delivery, even if no city permit is required.
Ask your hauler for help. An experienced local hauler can advise you on placement options specific to your property and neighborhood. Call 407-790-7290 and describe your situation — we will help you find the best placement that avoids permit requirements.
What Happens If You Place a Dumpster Without a Permit?
Placing a dumpster on a public street or right-of-way without the required permit can result in fines from the city’s code enforcement division. In some municipalities, the dumpster may be ordered to be removed immediately. The fines and enforcement actions vary by city, but they are easily avoidable by either keeping the container on your own property or obtaining the appropriate permit before delivery.
